Since 2013, all construction work, including domestic projects, falls under safety regulations, requiring homeowners to appoint a PSDP for design and a PSCS for construction under separate contracts. The PSDP, appointed before design begins, ensures safety coordination, identifies hazards, and prepares a Health and Safety Plan.

Planning permission types include full, outline, and consequent permission. Outline permission grants approval in principle but requires full permission before construction. Full permission lasts five years; outline lasts three.
Unauthorized work can lead to fines or demolition, though retention applications may be possible. Planning decisions take about eight weeks, with a four-week appeal period before final approval.
